Summit Garage DOor
FAQs
Have a question? Here's a list of our most frequently asked questions.
Do you serve my area?
We cover roughly a 20-mile radius around Overland Park, on both sides of the state line.
In Kansas that includes Olathe, Lenexa, Shawnee, Leawood, Prairie Village, Merriam, Mission, Roeland Park, Fairway, Westwood, Gardner, Edgerton, De Soto, Bonner Springs and Lake Quivira. In Missouri, Kansas City, Lee's Summit, Raytown, Grandview, Belton, Raymore, Gladstone, North Kansas City and Riverside. We cover Lawrence as well, though scheduling there is usually same or next day rather than guaranteed same-day.
If you don't see your town on the list, call anyway.
Are you licensed and insured?
While Kansas and Missouri both do not require a license to install or service garage doors we are insured and veteran owned and operated.
We're a small local company rather than a franchise call center, which means the person who quotes your job is the person who does it, and the person you call if something isn't right afterward. We also hold a 5.0 rating across more than 200 Google reviews, which we would rather you go read yourself than take our word for.
What payment methods do you accept?
Card, cash, check and digital payment, just about anything.
Payment is due when the work is finished, and you will have seen and approved the price before we start. Nothing gets added to the total that you didn't agree to.
What are your hours?
We're available around the clock Sunday through Thursday, and Friday until 6 PM. That's genuinely 24 hours on those days, if your door fails at 11 PM on a Tuesday and the house isn't secure, calling is the right move. We're closed Saturdays.
Call or text (913) 291-5867.
Do you offer any discounts?
Military, first responders, nurses, teachers and seniors all receive a discount. Just mention it when you book.
We also keep a few standing promotions running rather than inflating prices and calling the difference a sale. Part of the reason our pricing stays reasonable is that we don't spend thousands a month on advertising, because that cost always ends up on the customer's invoice.
How long does a new garage door installation take?
A standard single or double door replacement is typically a few hours start to finish, and most are done in one visit. It takes longer on more complex installs like Low Headroom Track, H-frame replacements, Arch breaks and more.
The ordering window is usually the longer part — a special-order door generally runs two weeks from approval to installation.
Why is my garage door so loud?
We get this question quite often and frankly most of the time it's not the door, it's the opener that's older than Y2K. We see new openers put on doors and the doors are actually relatively quiet. For the cases they're not the most common cases of noise are unlubed hinges, worn rollers, bottom fixtures grinding the track, the door binding while traveling, bearing noise from the spring system and worn ball bearings just to name a few.
Call us if you'd like us to take a look.
Can I replace a garage door spring myself?
Please don't. A torsion spring holds enough stored energy to break bones and rip flesh open, and it releases all of it at once if it slips off the winding bars. It is the single most dangerous repair on a house, and it's the one we get called out to fix after a DIY attempt more than any other.
The winding bars, the cone setup and the balance calculation all have to be right, and the spring has to be sized to what your door actually weighs. If your spring is broken, leave the door down, don't run the opener, and call.
Should I repair my garage door or replace it?
More doors are repairable than homeowners get told. If the sections are structurally sound and only the hardware is worn, a full re-hardware of the springs, rollers, hinges, bearings and cables costs a fraction of a new door and buys years.
A door is genuinely finished when the panels have cracked at the hinges, delaminated, or rusted through the bottom section. When that's the case we'll show you the crack rather than just assert it.
How long do garage door springs last?
Springs are rated in cycles, not years. A standard spring is good for roughly 10,000 cycles, and one cycle is a single full open and close. A family using the garage as their main door into the house burns through that in about seven to ten years.
So if your home was built fifteen years ago and the springs have never been replaced, they're living on borrowed time. High-cycle springs rated for 20,000 cycles or more cost modestly more up front and often outlast two standard sets.
My garage door won't open. What should I check first?
Check three things before you call anyone.
- Is the door sitting level? A cable may have broken if one side of the door is sitting much higher than the other. Don't operate the door and give us a call.
- The spring above the door. If you see a visible gap in the coil, stop. The spring is broken and the door is unsafe to operate.
- The emergency release cord. If it's been pulled, the trolley is disconnected: the opener runs but the door doesn't move.
If it's the spring or cable, leave the door where it is and call us.
How much does a garage door repair cost?
The cost depends on the door, the parts and the specific failure, which is why we won't throw out a number over the phone that we'd have to walk back once we're standing in your driveway. If a repair genuinely isn't worth the money and replacement is the better value, we'll tell you that too, and show you why.
Do you offer same-day garage door service?
Same-day service is what the company is built around. Most repair calls: broken springs, snapped cables, openers that quit, doors off track get handled the day you call because we carry about 95% of common parts on the truck instead of ordering them after the diagnosis. Same-day is realistic across Johnson County and most of the metro. Farther out, like Lawrence, we'll tell you when we can be there rather than promise a window we can't hold. If your door is stuck open and the house isn't secure, say so when you call and we'll prioritize it.

Do you replace garage door cables?
Yes, both torsion and extension cables. A loose, hanging, or snapped cable is a safety problem, so don't operate the door and don't touch the cables; they connect to the spring system and can be under serious tension. If the door is stuck partway up, leave it where it is and call. We treat cable failures as same-day work.
