Lake Quivira is custom homes on steep wooded lots behind a gate, and almost nothing about it is a standard garage door job.
A gated community with its own rules
Lake Quivira is not like the rest of the metro and we do not treat it like it is. It is private and gated, which means access has to be arranged rather than assumed — tell us the gate situation when you book and we will handle it on our end so the visit is not spent sitting at the entrance.
The homes are largely custom, built from the 1960s onward on wooded, steeply pitched lots around the water. That combination — custom construction and severe terrain — means very few standard garage configurations. Side-loading garages, garages tucked under the house, tandem bays, and openings cut into hillsides all show up here. Off-the-shelf assumptions do not survive first contact with a Quivira driveway.
What the terrain does
Steep, wooded lots mean two things. Water and leaf debris collect against the bottom of the door on downhill approaches, which chews through bottom seals and rusts the bottom section. And garages built into a grade tend to be damp, which is hard on bearings and springs. Annual service earns its keep on a lake house in a way it does not on a flat suburban lot.
Doors that have to look right
Appearance carries real weight here. Cedar and cedar-look carriage-house doors suit the wooded custom architecture far better than flat steel, and modern insulated steel with a woodgrain overlay gives that look without the maintenance a real wood door demands on a shaded, damp lot. On a Quivira replacement we spec to the house, and we bring samples rather than a catalog page.
