North Kansas City sits low near the river, and almost every repair we do here traces back to moisture.
A river city, and the door pays for it
North Kansas City sits low and close to the water, and that single fact drives most of what we fix here. Moisture is the enemy of every steel part on a garage door. The bottom section rusts from the inside out where the seal traps water against bare metal. Bearings seize. Springs corrode on the outside and lose cycles long before their rating says they should.
If you own a home here, the bottom seal is a wear item rather than a lifetime part, and a threshold seal bonded to the concrete is worth the small cost. It gives water a lip to stop at before it ever reaches the door.
Old bungalows, detached garages
The residential streets off Armour and Swift are 1920s through 1940s bungalows with detached garages set back off the alley. Narrow openings, low headroom, framing that has settled, and openings that are no longer square. Those get measured properly and shimmed to the building rather than forced.
Alley access can be tight. Mention it when you book and we will plan the approach instead of finding out on arrival.
Commercial and mixed use
NKC has more small commercial and shop buildings mixed into the residential grid than most cities its size. Those doors are heavier, cycle more, and need springs calculated to the actual door and often a commercial-class opener rather than a residential unit. We size the system to the door.
Getting to you
About thirty-five minutes from the shop. We are up in the Northland regularly — call early and same-day is often workable.
