Overland Park is our home city, and it is the one we know door by door.
North Overland Park: older stock, older springs
Everything north of about 95th Street was largely built between 1955 and 1980. Those homes came with 7-foot doors and, very often, extension springs running along the horizontal tracks rather than a torsion bar above the opening. Extension springs fail differently — they stretch and snap sideways instead of unwinding — and a lot of the ones still in service out here never had safety cables run through them. That is the first thing we look at on a north OP service call.
The other pattern we see in this part of town is a door that has been converted to an opener sometime in the 1990s without the spring system being rebalanced. The opener ends up doing work the springs are supposed to do, and it burns out years early. If your opener strains and the door feels heavy when you pull the release, that is what is happening.
South of 135th: newer doors, harder weather
The newer subdivisions past 135th sit on more open ground, and the doors take more wind than the older neighborhoods do. Three-car garages with a single 16-foot opening are common down here, and a 16-foot door on an exposed lot is a lot of sail. We spec heavier gauge and additional struts on replacements in this part of the city for that reason, and we will wind-load a door past standard rating when the lot calls for it.
These homes are also now hitting the age where the original builder-grade springs are reaching the end of their cycle life. A standard spring is rated around 10,000 cycles. A family opening the door four to six times a day gets seven to ten years out of it. Houses built in the 2015 to 2018 wave are arriving at exactly that point now.
What we carry on the truck
We stock torsion springs in the common Overland Park sizes, cables, rollers, hinges, bottom seal, and LiftMaster opener parts on every truck. That means most spring and cable calls in Overland Park are finished in one visit rather than scheduled twice. Full door replacements are ordered to spec through DoorLink and Delden, which runs one to two weeks depending on the panel and glass.
Getting here
Overland Park is our home city. We are not driving in from another county to get to you, which is why same-day is realistic here rather than aspirational. If a spring goes in the morning and your car is trapped, call and there is a good chance we are out the same afternoon.
